Scannell Properties Announce New Development in Colleferro, Rome
Scannell Properties has announced plans to build two warehouse units in Colleferro, Rome.
The announcement comes just weeks after the company released details of a 525,000 SF site on a strategic hub adjacent to Bologna Airport. Both projects form part of a wider expansion plan for the company in the Italian market.
The area selected for development in Colleferro is located 31 miles from the capital city of Rome and is linked to the A1 motorway – the logistic corridor to southern Italy. The two logistics units will form part of an existing and well-established industrial area which is home to brand new facilities for major brands in e-commerce, DIY retailers and 3PL providers. The location also boasts services designed to support the needs of modern logistics and rapid delivery. These include a truck village with HGV fuel station, parking, restaurant and a hotel.
The two buildings, respectively 364,358 SF and 258,000 SF can be customized on a build-to-suit basis, to meet specific needs of occupiers with units available from 64,583 to
355,209. Each warehouse is fully fenced allowing complete access control, and there is a superior ratio of loading bays allowing fast flow distribution supply chain activities.
The two logistic structures aim to obtain LEED Silver certification, thanks to a sustainable design that provides, for example, the use of LED lighting aimed at saving energy and solar panels. The main buildings features include a column grid which allows for wide or standard aisle storage, an average height of 38 feet, 4.6 inches and separate parking for employees and visitors.
The first phase of the development is planned to be delivered from the third quarter of 2021.
