Scannell lets 19,284 sq m, new build warehouse near Valencia to Dachser

Located in Manises, within close proximity to the city of Valencia and its airport, the accessibility of the unit at Logistic Park Manises will allow the logistics operator to optimise distribution operations across the Mediterranean region.

Scannell Properties has agreed the lease of Logistic Park Manises in Valencia to the international logistics operator, Dachser.

Based on the well-established La Cova industrial estate, just five kilometres from Valencia airport, 16 km from the city centre and 24 km from the port, the new warehouse is in a prime logistics location.  Situated in close proximity to both the A-3 and A-7 motorways Logistic Park Manises provides easy access to destinations across the whole of the country.

The 26,065 sq m plot comprises the 19,284 sq m warehouse with 18 loading bays, ancillary office space, annex buildings and a large HGV manoeuvring area.

As with many of Scannell’s projects across Europe, the brownfield site has been developed as sustainably as possible, recycling materials that are no longer usable, for example incorporating them into the foundations and flooring of the new building.    The warehouse is targeting a BREEAM Very Good certificate due to energy efficient features including a Building Management System (BMS) and LED lighting.

With the addition of this new logistics platform to our network, we are taking another step forward in the optimisation of our operations in the Valencia Region. This allows us to increase our offer and storage capacity and our ability to respond even more effectively to the needs of our customers, both for local and national distribution and for export with our entargo products, which represent a uniform range of services with high quality standards in Europe,” said Celestino Silva, Managing Director European Logistics at Dachser in Iberia. “In addition to a prime logistic position, this new platform also reflects our commitment to sustainability, both in terms of construction and green technologies, which are very important to us,” he added.

Javier Inchauspe, director general of Scannell Properties, Spain commented: “Logistic Park Manises is testament to our commitment to developing high quality, energy efficient, new warehouse space as sustainably as possible in key strategic locations.  There is still high demand across the region for similar logistics space and, with our financial and operational agility, we are ideally placed to develop such buildings at pace.  We are delighted to welcome Dachser to Logistic Park Manises.”

TPF was the exclusive letting agent for the project, ASPOR Engineering provided structural and technical design advice and Cubic Beg managed the construction work.
