Scannell Properties secures new tenant, Tyremotive, at Industrie Park KItzingen in Germany

Scannell Properties, the privately-owned real estate investment and development company focused on large-scale industrial and logistics projects, has secured a new tenant at its Industrie Park Kitzingen in Central Germany. Tyremotive, which specialises in distribution and logistics services of tyres and wheels, has taken a long lease on a 23,500 m2 warehouse from September this year.

The site is strategically located between two of Germany’s major economic hubs; Frankfurt and Nuremberg. It has direct connections to two main motorways, the A3 and A7, providing easy access to the international airports at Frankfurt, Nuremburg, Munich and Stuttgart. There are also good public transport connections from the town of Kitzingen to the site.

The project has been developed to offer tenants flexible, modern and sustainable space. Designed for high-flow logistics, the warehouse benefits from a high ratio of loading bays to floorspace, high ceiling heights of 12m, dedicated office space and separate car parking with electric vehicle charging points.

In line with its commitment to developing sustainably, Scannell is targeting a DGNB-Gold certification with features including: an innovative local heating system which uses a combustion of wood chips, a renewable raw material, with a much lower primary energy requirement; provision for photovoltaic roofing; grey water and rainwater harvesting systems and LED lighting throughout.

In a joint statement, Christian Leibold and Tobias Herzberg, senior managers at Tyremotive, commented: “We are pleased about the move to a new, state-of-the-art warehouse. The new warehouse offers additional opportunities for improved availability and expansion of our product range. In addition, the warehouse is equipped with cutting-edge, automated technology for nationwide parcel shipping and same-day delivery. It provides space for the company’s own brands itWheels and itSens as well as for the assembly of tyre-wheel combinations for customers. With this move, Tyremotive is also creating new jobs in the region.”

Jordan Corynen, Managing Director for DACH and Benelux at Scannell Properties, added: “As with all our projects in Germany, Industrie Park Kitzingen has been developed in a particularly strategic location, in the logistical heart of the country. The building will also provide Tyremotive with the efficient and flexible space it requires to support its expansion plans as its business continues to grow and innovate. We are looking forward to welcoming them to the park later this year.”

Scannell is speculatively developing a further 6,000 m2 building at Industrie Park Kitzingen, which is available for lease and also due for completion in September 2023.

Colliers Germany acted on behalf of Scannell for the Tyremotive letting and has also been retained as exclusive letting agent for the remaining 6,000 m2 unit at the park.
