(INDIANAPOLIS, IN) Indianapolis-based Scannell Properties has announced an 84 acre development, located at the last remaining site in the Hillside Industrial Park, on SR 290 in Spartanburg County. Hillside Park is ideally located along the I-85 business corridor in the Upstate region of South Carolina, with easy interstate access and connections to major cities in the Southeast region.
The development is master planned for up to 900,000 square feet across 4 to 6 buildings. Construction has begun on a 155,032 square foot speculative building. Grading is being completed on the other sites as well providing opportunities to build-to-suit for either lease or sale. Scannell has engaged the local Colliers team of Givens Stewart, Garrett Scott and Brockton Hall to market the project.
The development is occurring at a prime time as the Upstate becomes increasingly desirable for major manufacturing and distribution logistics. Driving this demand is the region’s key location between major southeastern markets like Atlanta, Nashville, Charlotte, and Florida, with easy access to major highways, airports and railways. In 2013, the South Carolina Inland Port (SCIP) opened, linking the Upstate to the Port of Charleston via an overnight Norfolk Southern rail service. Anticipated annual capacity for the SCIP is 40,000 containers with up to 100,000 by 2018.
Over the last five years, the area has generated over $4 billion in project capital investment, creating approximately 7,000 new jobs. Automotive, advanced materials, aerospace, energy and bioscience industries make up a large component of the region’s economy, including the BMW plant (the largest in the country), Honeywell , Michelin North America, General Electric, Wabco Transit, Z. F. Lemforder , Mondelez International, Timken, Tire Centers Inc. (North American HQ), Cryovac/Sealed Air Corporation, AFL Telecommunications, and Coyne Textile.
