Scannell Properties Introduces Student Housing to Iowa City. “Replay” community to be completed in July 2025
Pre-leasing is now open for Replay Iowa City, the newest student apartment community on the campus of the University of Iowa. It is currently scheduled to open in August 2025.
Replay is developed by Scannell Properties in collaboration with DCI Group; First National Bank of Omaha; Mar-Gulf Management Inc., the international real estate subsidiary of Markaz; Shive Hattery; Lynch Harrison Brumleve; Circle Design Group; Infinysis; and Steve Long.

Located at the corner of South Riverside Drive and Myrtle Avenue across from Dairy Queen and Kelly’s Auto and Powersports, Replay is on approximately four acres in the Roosevelt area of Iowa City. The community is just over a mile away from Kinnick Stadium and the University of Iowa hospitals and clinics, making it a convenient and ideal location for students. Sustainably designed with solar panels, outdoor spaces, bio-swales for stormwater management and more, the six-story Replay community will feature 291 fully furnished property units, 648 property beds and 507 parking spaces inside its parking garage.

The Replay student housing community serves a need in Iowa City and at the University of Iowa, which is in line with the University’s vision and enrollment growth plans. The most recent incoming class was the third largest in the school’s history.

The construction and design of Replay has generated jobs for the Iowa City economy. DCI Group hired 226 workers on site including 149 local workers and 28 local subcontracts.
