Scannell Properties sells 12,000 square metre logistics platform in Alovera, near Madrid, to Cárcaba Grupo
Scannell Properties has sold its recently developed Logistic Park Alovera to 3PL provider Cárcaba Grupo.
Located 50 kms from Madrid, in the established industrial zone Corredor del Henares, Logistic Park Alovera benefits from direct access to the A-2 and R-2 motorways and is 6 kilometres from the nearest dry port.
With 16 loading docks, a 31 metre-wide manoeuvring area and with a clear height of 11.5 metres, the warehouse is targeting a BREEAM Excellent certification alongside a high level (8) rating for intrinsic fire risk, according to RSCIEI parameters.
The strategic location of the site, and its modern, sustainable design, will enable Cárcaba Grupo to centralise its operations in Spain, improve efficiencies and optimise its cargo capacity for its clients.
Javier Inchauspe, director general, Scannell Properties, Spain and Portugal, said: “In spite of subdued activity in the Spanish logistics real estate market at the start of 2024, this sale confirms that demand still remains for speculative logistics developments, provided they are in key locations with excellent connections. In particular we have seen keen interest from 3PLs, such as Cárcaba who value the competitive benefits of operating from our high specification, sustainable buildings which have the flexibility to meet their long-term requirements.”
Sonia F. Cárcaba, adminstradora única of Cárcaba Grupo added: “These new facilities, particularly the advanced fire protection systems, allow us to store a wide range of goods and provide an efficient and safe 3PL service that characterizes our business.”
