Scannell Properties secures 68,400 sq m site for build-to-suit distribution centre for  ID Logistics in Steinau an der Straße, Germany

Scannell Properties has acquired land in Steinau an der Straße, Germany, to develop a build-to-suit refrigerated warehouse with ID Logistics Group. The new building, with a GLA of 36,700 sq m, to be operated by ID Logistics, will serve as the latest German distribution centre for Lactalis, the world’s leading dairy company.

Located in the northern Rhine-Main area of Germany, Steinau an der Straße is situated on the A66 motorway, offering rapid connections to major German motorways; the A7 and A45. Frankfurt am Main and its international airport can be reached within 1 hour.

The planned building comprises three individual units, two of which will house specialist refrigerated space where the entire Lactalis product portfolio can be stored.  The total GLA (gross lettable area) of the building will be 36,700 sq m comprising 34,500 sq m of storage space at both ground and mezzanine levels and 2,200 sq m of office and ancillary space.

Designed specifically to meet the needs of high-flow and perishable-goods distributors, the building will have clear ceiling heights of 12 m, 32 docking gates and two of the three units will be maintained at a consistent 2-5°C.

In line with Scannell and ID Logistics’ commitment to sustainable practices, the building is designed to meet the requirements for DGNB gold certification and reduce the carbon footprint of operations. Central to the environmentally friendly design is a heating system fuelled from the emissions of the cooling plant, and a 3MWp photovoltaic panel array to the entire roof that will provide electricity to the occupier. Additional features will include an energy-saving Building Management System, LED lighting and greywater recycling.

Construction on site is targeted to start in Q3 2025.
