Scannell Properties receives final go-ahead for 36,700 sq m build-to-suit cold storage distribution centre in Steinau an der Strasse, Germany
Scannell Properties has received building permits for a new cold storage distribution centre in Steinau an der Strasse, Germany and construction at the site has now started. The build-to-suit project is being developed with ID Logistics Group for Lactalis, the world’s leading dairy company. The warehouse will provide specialist refrigerated space in a strategically important location where the Lactalis product portfolio can be stored in a highly sustainable and energy efficient way.

We are witnessing a surge in demand for this kind of modern and energy-efficient refrigerated warehousing. This is driven partly by increasingly out-dated warehousing space in this specialist sector and the evolving regulation on CO2 emissions.”

The building comprises three individual units, totalling 36,700 sq m including 34,500 sq m of storage space at both ground and mezzanine levels and 2,200 sq m of office and ancillary space. Two of the units will be refrigerated at 2-5°C.
With 32 docking gates and clear ceiling heights of 12m, the development is designed specifically to meet the needs of high-flow and perishable-goods distributors, while also fulfilling the requirements for DGNB gold sustainability certification. The central heating system is fuelled from the emissions of the cooling plant, and the entire roof is covered in a photovoltaic panel array to generate electricity. Additional features will include an energy-saving Building Management System, LED lighting and greywater recycling.
Located in the northern Rhine-Main area of Germany, Steinau an der Strasse is situated on the A66 motorway, offering rapid connections to major German motorways; the A7 and A45. Frankfurt am Main and its international airport can be reached within 1 hour.
Fabrikon has been appointed as general contractor. Completion and handover are scheduled for Q3 2026.
