Scannell Properties lets 11,785 sq m unit to Grupo Joanca at Logistic Park San Agustín, Madrid
Scannell Properties has let an 11,785 sq m unit to Grupo Joanca at Logistic Park San Agustín, in the Madrid suburb of San Agustín del Guadalix. Grupo Joanca, a Spanish logistics operator, will use the new facility to optimise its existing operations particularly in the specialist sectors of pharmaceuticals and cosmetics. The company is due to start operations from the site in Q1 2025.
Located 25 minutes from the centre of Madrid, the recently completed warehouse benefits from a prime location with direct access to the A-1 motorway, one of Spain’s most important road links. This location will provide Grupo Joanca with the strategic advantage of rapid connections to central Spain, the Cantabrian corridor and southern France; enabling it to expand its distribution services to clients across Madrid, Spain and continental Europe.
The modern building and quality of construction will also provide a competitive advantage for the logistics operator. As a result of the loading dock layout, large manoeuvring area, 11.5 metre clear heights and high-level fire protection system, a broader range and type of goods can be stored and distributed efficiently.
The warehouse unit, which forms part of a wider brownfield development, has also been built to high sustainability standards in line with BREEAM Excellent certification. Features include an innovative building management system to control and reduce the building’s energy consumption, a clean energy supply via its own photovoltaic installation and intelligent LED lighting to reduce costs and environmental impact.
