Scannell Properties, the specialist real estate developer and investor, announces the development of a 13,771 sq m built-to-suit parcel distribution facility in Samazan, within the Marmande Sud business park. Backed by Val de Garonne Agglomération and designed for a major French retail group, this turnkey project highlights Scannell Properties’ ability to identify strategic land opportunities and provide tailored real estate solutions that meet the specific needs of its clients.

Located just 1.6 km from the Marmande toll (exit 5) on the A62 motorway, the site offers prime connectivity, with Bordeaux only one hour away and Toulouse 90 minutes. Chosen for its position at the geographic center of the client’s logistics network, the facility will shorten transport routes between production sites and retail outlets, improving supply chain efficiency and ensuring product quality.

Thanks to its strategic location and strong links with recognised local industries — notably agri-food, transport, and logistics — the Marmande Sud business park continues to attract new investment. The project has been made possible thanks to the strong territorial momentum and the decisive support of Val de Garonne Agglomération throughout the land acquisition and planning process.

Set on a 4.9-hectare plot, the future facility will span 13,771 sq m, including 10,088 sq m of temperature-controlled areas and 1,049 sq m of office and welfare space. Its column-free steel frame will provide a 58-meter clear span, ensuring operational flexibility and optimised circulation for handling equipment.

The building will combine high energy performance, technological innovation, and environmental commitment. Key features include:

  • Enhanced thermal insulation, significantly reducing heating and cooling needs while ensuring user comfort.
  • A photovoltaic installation covering more than 50% of the operator’s energy requirements, reducing the site’s carbon footprint and contributing to energy autonomy.
  • A high-efficiency industrial refrigeration system using natural refrigerant R290 (propane), coupled with a glycol water distribution network.
  • Targeting BREEAM “Excellent” certification, demonstrating best-in-class performance in sustainability, resource management, occupant comfort, and environmental impact.

Construction is scheduled to begin in January 2026, with completion expected in February 2027. The appointed general contractor for the project is Quartus Logistique.
