Scannell Properties Developing First Phase of Chambers99 Logistics Center in Baytown, TX
Scannell Properties, an international industrial real estate developer, broke ground in May on the initial phase of the Chambers99 Logistics Center, a seven building, 112-acre master-planned industrial development located along Highway 99 (“Grand Parkway”), a few miles south of I-10E in Chambers County, Texas.
The first phase of the Chambers99 development includes two speculative buildings totaling 491,400 SF and park infrastructure work in preparation for future phases.
- Building 1 is a 386,880 SF cross-dock building with 3,065 SF of office space, 36’ clear height, 185 feet truck courts, ESFR sprinklers, and parking space for 211 cars and 103 trailers.
- Building 2 is a 104,520 SF front-load building with 3,065 SF of office space, 32’ clear height, 185 feet truck court, ESFR sprinklers, and parking space for 87 cars and 30 trailers.
The development team includes Goree Architecture and Langan Engineers leading the design, as well as 6E Construction serving as the general contractor. Construction of the first phase is expected to be completed in Spring 2027. Future phases will introduce up to one million SF of additional industrial buildings and can accommodate highly customized, build-to-suit options as desired.
“Chambers99 Logistics Center offers tenants desirable visibility and direct access to the Grand Parkway in the Baytown submarket near Port Houston,” said Ryan Lovell, Development Manager at Scannell Properties in Houston. “With both cross-dock and front-load capability, the industrial park will accommodate a variety of user demands including bulk distribution, packaging, manufacturing, or office/showroom.”
Chambers99 is Scannell Properties’ first industrial park in the Greater Houston Region. The developer is planning to break ground on a second industrial park at the end of this year in North Houston, on Aldine Westfield Rd. adjacent to George Bush Intercontinental Airport (IAH).
