Scannell Properties acquires 13,345 m² site in Lombardy to develop manufacturing and distribution facility for Dometic

Scannell Properties has acquired a 13,345 m² site in Cabiate, in the province of Como in Northern Italy, to develop a manufacturing and distribution facility for leading global outdoor technology company, Dometic’s marine division. Located in Italy’s industrial heartland, Cabiate benefits from strong transport links connecting it to Milan, Como and Monza as well as wider access to European markets.

The new build-to-suit facility will enable Dometic to expand the capacity and efficiency of its marine division. Replacing its current premises in the region, this larger, more technologically advanced space is custom designed to support core operations, including product assembly, equipment testing, storage and global distribution.

With a gross lettable area of approximately 6,700 m², the new facility will comprise a ground-floor industrial area of 5,617 m² with a clear height of 10 meters and office space across two floors of approximately 1,350 m². The design incorporates bespoke technical solutions tailored to the requirements of Dometic’s marine division.

Constructed to high energy standards and targeting BREEAM Excellent certification, this facility features a fully insulated envelope to ensure compliance with strict thermal requirements and minimise energy use. Climate control is tailored by zone: high-efficiency heat pumps serve the offices, while electric rooftop units manage the warehouse and operational areas. Both systems are supported by a 140 kWp rooftop solar array. Beyond efficiency, the design also places great emphasis on employee well-being with modern workspaces and dedicated staff rest and welfare areas.

Dometic is highly regarded in the marine industry for its engineering excellence, meaning the building design had to accommodate very specific technical operational and service infrastructure requirements. With detailed planning now complete, we will shortly start construction on site.”

Patrizia Cattaneo, Head of Industrial Services, of Engel & Völkers Commercial Milano Lombardia acted as real estate advisor for the transaction with Francesco Calabria of Linklaters providing legal counsel.

Construction is scheduled to complete in early 2027; Engineering 2K has been appointed as general contractor.
