Project overview

Stellantis &You’s spare parts operation, Distrigo, runs on speed — and this facility was built to match it. Situated within a well-serviced industrial zone inside the Rome ring road (GRA), just 10 km from the city centre and 4 km from the A24 motorway, the building places Stellantis &You at the centre of a catchment of 3.5 million people within a 45-minute radius. That reach is what makes multiple same-day deliveries to customers, authorised and non-authorised workshops not just possible, but operationally reliable — every single day.

The 10,102 m² warehouse was purpose-fitted around the specific demands of Stellantis &You’s operations. A defining requirement was the integration of dedicated lithium-ION battery storage areas — spaces that demand high levels of fire protection alongside bespoke cooling and heating systems that go far beyond standard warehouse specification. The facility also reflects a genuine commitment to the people working in it: modern offices, social areas and dedicated staff training facilities make this a workplace Stellantis &You’s teams can be proud of.

Thanks to its innovative features and eco-sustainability, our new logistics centre best represents our ambitions for the future and will be the first zero-emission Distrigo warehouse of Stellantis &You. We thank Scannell Properties and the team for the professionalism, availability and dedication demonstrated during this important project.

Sustainability in action

The facility, located on a brownfield site supports the long-term sustainability ambitions of the client. 200 EV charging points backed by a 2 MVA power supply — provide Stellantis &You with the infrastructure to operate and grow an extensive green-delivery fleet from its Rome base.

A 117 KWp photovoltaic roof generates renewable energy on-site, heat pumps replace fossil-fuel heating, and LED lighting with motion and twilight sensors eliminates unnecessary consumption. A Building Management System (BMS) integrates all of these, giving Stellantis &You real-time control over the building’s energy footprint — and earning it BREEAM Very Good certification.
