Project overview
Located in San Pietro Mosezzo, Novara — just 52 km from Milan on the A4 motorway linking Milan and Turin — Logistic Park Novara is one of Northern Italy’s most significant logistics hubs. The development comprises four buildings totalling 84,454 m², purpose-built to serve high-throughput distribution and parcel operations at scale.
Phase 1 delivered a 32,646 m² build-to-suit cross-dock warehouse with 240 loading bays, more than 250 parking spaces and dual road access — engineered to enable the swift and safe movement of 1,000 trucks per day and process over 21,600 parcels, 8,000 documents and 4,000 freight shipments every 24 hours. Phase 2 followed in 2023 with two further speculative buildings of 20,654 m² and 31,154 m², giving occupiers a range of ready-to-occupy options across the park.
The park’s strategic position on the A4 corridor provides seamless connectivity to the wider Lombardy and Piedmont regions, with proximity to Malpensa International Airport and major intermodal freight infrastructure.
Sustainability in action
Sustainability is embedded into every aspect of Logistic Park Novara — from its construction to its day-to-day operation. LED lighting throughout the facility delivers 90% energy savings compared to standard lighting, dramatically reducing the carbon footprint and operational costs for occupiers from the moment they move in.
The development placed exceptional care on its relationship with the surrounding landscape. Over 1,000 trees were planted and 7 hectares of green area created to preserve biodiversity and protect the natural habitats nearby — including a popular local fishing lake. A dedicated 2.7 km cycle path and a private bus stop were also provided to encourage greener, healthier commuting for employees across the park.
These achievements earned Logistic Park Novara the prestigious “Logistics of the Year 2023” award in the Innovation in Environmental Sustainability and Real Estate category — independent recognition that Scannell Properties’ approach to sustainable development is setting a benchmark for the Italian logistics market (news here).
