Scannell Properties France to develop build-to-suit cold storage distribution model in Niort Sud – Saint‑Symphorien (79)
Scannell Properties, a specialist logistics real estate, developer announces the acquisition of a 68,445 m2 land plot within the ZAC Les Pierrailleuses in Saint‑Symphorien, south of Niort. On this site, the company will develop a 19,018 m2 build-to-suit cold storage distribution hub for a major French food retail operator. Construction will begin in October 2026, with delivery scheduled for October 2027.
A few weeks before the completion of the Samazan distribution hub in south-western France, Scannell Properties is launching a new project built on the same model: identical building typology, the same client, and a land plot once again selected to meet the client’s exact operational requirements. This new development illustrates Scannell’s ability to replicate a proven solution and adapt it rapidly when the land conditions align with the client’s specifications.
Amaury Gariel, Managing Director Europe & UK at Scannell Properties, commented:
“Niort confirms the relevance of the model we deployed in Samazan: when the land matches our clients’ operational requirements, our team can replicate and quickly adapt a proven turnkey solution. In Saint‑Symphorien, we find the same ingredients: a perfectly positioned site, a bespoke building design for fresh‑product flows, and a relationship of trust built over time. This repetition demonstrates the strength of our approach and the renewed confidence of our client.”
A strategic location in Western France
Located within the Les Pierrailleuses business park, this new distribution hub benefits from a strategic position at the heart of the client’s logistics network, in the immediate vicinity of Niort. It will support the optimisation of distribution flows to regional stores and could ultimately generate around 250 jobs.
Technical features of the building
Designed for high‑performance regional distribution, the building comprises 19,018 m2 of lettable space with a depth of 59‑metres and no central columns. This will provide maximum flexibility for operational layouts and unobstructed circulation for handling equipment.
The building will feature enhanced thermal insulation, a photovoltaic installation covering more than 30% of the operator’s energy needs, a high‑efficiency industrial refrigeration system, and a glycol water network. The project aims for ambitious environmental performance, targeting BREEAM Excellent certification and the BiodiverCity label.

A proven model
Following on from the soon-to-be complete regional distribution hub in Samazan, the Niort Sud development confirms Scannell Properties’ ability to reproduce real estate solutions for clients, from one region to another. By identifying land plots perfectly suited to operational needs and mobilising the same technical partners, Scannell ensures continuity of service and supports its clients in the evolution of its regional logistics network.
