Scannell Properties acquires 25,652 square metre logistic development site near Madrid

Scannell Properties Germany has started the second construction phase at IndustriePark Kitzingen. After the first of several planned logistics real estate projects at the site was let and sold last autumn, a speculative building with around 23,500 m² of lettable space will be constructed in the coming construction phase. The logistics property will be available from April 2023.

The starting signal has been given for the second construction phase at IndustriePark Kitzingen. In the coming months, the next speculative logistics real estate project will be built on site. With this, Scannell Properties continues to respond to the increasing demand for logistics space in the region. At the former military site in Kitzingen, which has previously served as a transshipment point for global troop supplies and movement, demolition work for further build-to-suit projects is also under way.

Flexible building design meets attractive location advantages

The focus of the construction work is on a flexible building design to best meet every requirement of future tenants and logistical processes. With a ceiling height of 12 m, a warehouse with around 23,500 m² is being built on the site. The building comprises of around 21,000 m² of warehouse space at ground floor level, a 2,100 m² mezzanine level and 1,300 m² of office space. 20 loading gates, a clear height of 12 metres and a floor load of 7.5 t/m² offer the greatest possible flexibility in the use of the logistics property.

“The letting and sale of our first speculative project in Kitzingen last November proves that this is an attractive location for companies. In particular, the ideal transport connections, the generous development plan and the high availability of labour mean the location is well-suited for 3PLs, e-commerce companies and retailers,” says Heiko Richter, Managing Director Germany at Scannell Properties.

The nearby access to the A3, A7, A70 and A81 motorways and the resulting short travel times to Nuremberg, Stuttgart and Frankfurt provide an ideal transport infrastructure. In total, the location can be reached by around 1.3 million potential employees within one hour. In addition, the industrial park offers very flexible cut-off times on a national level due to the DHL hub located there.

Species and environmental protection on the military site

Another focus of Scannell Properties Germany at IndustriePark Kitzingen is on species and environmental protection. “From the very beginning, it was important to us to protect the settled flora and fauna – with special nesting boxes for native bird species, amphibian habitats and regionally coordinated planting. Our land at the site is adjacent to a nature reserve. We see the responsible use of these local resources as an important mission,” says Heiko Richter. As with the first building at completed in Kitzingen, Scannell Properties Germany is also aiming for DGNB certification for this new building.
